Viventis Search Asia is seeking a Business Development Manager (Mall Leasing) to lead our expansion in Bali’s thriving commercial landscape. In this role, you will play a pivotal role in securing and managing leasing agreements, driving revenue growth, and fostering strong relationships with key stakeholders. Based in Bali, you'll have the opportunity to work in some of the island's most vibrant and high-traffic locations, including Canggu, Ubud, Denpasar, Jimbaran, Nusa Dua, Kuta, and Badung.

As a Business Development Manager at Viventis Search Asia, you will be responsible for identifying and pursuing new leasing opportunities, negotiating terms, and ensuring the smooth operation of existing leases. Your day-to-day tasks will involve market research, client engagement, and strategic planning to maximize occupancy rates and tenant satisfaction. With a competitive salary ranging from PHP 90,000 to PHP 120,000 per month, this is a rewarding opportunity for a professional looking to make an impact in Bali's dynamic retail real estate scene.

📋 Tanggung Jawab Pekerjaan

• Identify and pursue new leasing opportunities through market research and client engagement.
• Negotiate and finalize leasing agreements with potential tenants, ensuring terms align with company objectives.
• Manage and maintain existing leases, ensuring compliance and tenant satisfaction.
• Conduct site visits and inspections to assess property condition and potential improvements.
• Collaborate with the marketing team to promote available spaces and attract high-quality tenants.
• Analyze market trends and competitor activities to inform strategic decisions.
• Build and maintain strong relationships with key stakeholders, including property owners, tenants, and industry partners.
• Monitor and report on leasing performance metrics, providing insights to support decision-making.

🎓 Kualifikasi & Syarat

• Bachelor's degree in Business Administration, Real Estate, or a related field.
• Minimum of 5 years of experience in retail real estate leasing, with a proven track record of success in securing and managing leases.
• Strong knowledge of Bali's retail real estate market and local regulations.
• Excellent negotiation and communication skills, with the ability to build and maintain strong relationships.
• Proficiency in using real estate management software, such as Yardi or CoStar.
• Familiarity with Microsoft Office Suite and other relevant software tools.
• Ability to work independently and as part of a team in a fast-paced environment.
• Valid driver's license and a reliable vehicle for site visits and meetings.
